Spotlight on The Arts!

One of the great things about living in Jersey City, Hoboken, or anywhere in Hudson County is the vast availability of the visual and performing Arts.  Sure, we might be just a river away from Broadway and New York’s finest museums, but there is plenty of art to appreciate and celebrate right in our own back yard!

Whether it’s an Open Mike night at Art House Production, a Gallery show at Jersey City Height’s Distillery Gallery, or a theatrical production at downtown Jersey City’s J. City Theater or the Attic Theater Ensemble, you can literally find something artistic to enjoy every single week of the year. And if you are really ambitious, you can gorge yourself on the visual & performing arts at the city-wide JC Fridays, a quarterly city-wide binge-a-thon of everything ‘ART’ possible!

The month of May is a tremendous time to get out and enjoy the arts.  There are two exciting theatrical productions opening in Jersey City - The J. City Theater hilarious production of ‘As Bees in Honey Drown’ (May 2-17), and the Attic Theater Ensemble crowd-pleasing production of ‘Little Shop of Horrors’ (May 9-18)!  See links and websites for tickets and show-times.

The Heights sits atop The Palisades, with wonderful New York City views from some locations, and quiet residential streets comprised mostly of single-to-four family homes, and smaller condo buildings.  The borders of The Heights are Hoboken to the East; Union City to the North; Tonnelle Ave. to the West; and Route 139 / Journal Square to the South.

Public transportation options are plentiful here; with two Light Rail stations at Congress and Franklin Streets (via the 100 Steps to Hoboken); and buses or commuter vans to Midtown / Port Authority, Hoboken, Journal Square, and downtown Jersey City.

The Heights has a ‘main street’ commercial thoroughfare on Central Avenue, that contains smaller mom & pop shops, bakeries, small grocery stores, a Post Office, hardware store – really anything one needs in day-to-day basics.  It’s also easy to walk ‘down’ into Hoboken and enjoy the many shops and restaurants in the Mile Square city.

There is also a large concentration of artists living and working in The Heights, and with the recent city zoning amendment forming the Riverview Arts District, The Heights is poised to become a vital and important center for the arts in both Jersey City and the region.  This zoning amendment also allows for restaurants / cafes to take advantage of ground-floor commercial spaces along Palisade Avenue, with the goal being the development of a restaurant row.  The Heights recently welcomed the specialty coffee shop Mod Cup to Palisade Avenue!

You are never far from an amazing park in Jersey City Heights, whether it’s Riverview Fisk Park with its amazing New York City views & Farmer’s Market, Washington Park with its dog run and sports fields, Pershing Field with the city indoor swimming pool and Reservoir 3, or Gordon Park on the Western Slope.

The Heights is a wonderful mix of ‘old timers’ who have lived in the neighborhood for decades, and transplants from Brooklyn, Manhattan, downtown Jersey City, and Hoboken.  They come for the space, the proximity to NYC and other parts of Hudson County, the affordable housing stock, and the friendly atmosphere. 

There is also a really progressive civic and social vibe happening now in The Heights, and the overall feel is that the neighborhood is on the verge of exciting positive change.  I recently had the good fortune to participate in a day-long “Visioning Event / Creative Summit” which brought together a capacity-crowd to discuss the ways in which we can all continue to make The Heights an exciting Arts District and an amazing place to call home!

The housing market is now in the process of recovery and foreclosures are lessening. With the financial climate more stable many of today's borrowers are attracted to 15-year mortgages' shorter terms and lower interests rates. But, is this option right for your Jersey City home?

Can you afford to pay off the mortgage in 15 years?

If you can afford the higher payments associated with the shorter term mortgage why not take one? The rate is lower compared to a 30-year which means less interest AND paying that interest for half as long. But, that 15-year mortgage comes with a higher total monthly payment and this can cramp your ability to set aside money for retirement, investments, or other necessities. You don't want to max out on house payments and not be able to have emergency or fun money either. If this is the case than a 15-year mortgage is not for you.

Are you looking to refinance?

Depending on how high your current 30-year rate is on your Jersey City home you may be able to refinance into a 15-year mortgage and keep your payments the same PLUS shorten your mortgage term. It may mean a significantly lower interest rate, possibly as much as a full point.

Are you a first-time homebuyer?

A 30-year rate may be a better choice for you because it comes with lower monthly payments. If you are first time buyer trying to buy the most house you can, this lower payment will be an attractive option.
